60% deposit required for all custom-made home furnishings, accessories, upholstered items, sawn lumber, and for flooring prior to production, and the balance will be paid one week prior to loading.

For all overseas retail orders outside of Hong Kong or Thailand, payment is taken in full at the time of order.

Overseas buyer outside of Hong Kong will be responsible for all duties, taxes, shipping, and handling charges.

Claim does not apply to damage caused by a carrier other than Seller.

Claim does not apply to customers own material or other third party materials applied to products.

Claim does not apply to dramatic temperature variations or exposure to unusual conditions.

Natural variations occurring in wood, fabric, and leather shall not be considered defects, and the Seller does not guarantee the colorfastness or matching of the colors, grains, textures or surface hardness of such materials.

Wood is a natural material which may display slightly different colors with the same finishing.  Such discrepancy in colors cannot establish a ground for exchange or refund.

We will not be responsible for any defects of furniture arising from the natural responses of wood to any changes of weather.

You will be given a delivery date soon after your order is accepted.  Approximate lead times are shown with the product information online for furniture products.  Specific delivery times will not be guaranteed at the time you place your order.

Unless we have stated otherwise in writing, delivery dates are not guaranteed.  However, we will make every reasonable effort to deliver the goods by any quoted delivery date.

Seller shall not be liable for failure to perform or for delay in performance due to fire, flood, strike or other labor difficulty, act of God, act of any governmental authority or of the Purchaser, riot, embargo, fuel or energy shortage, wrecks or delay in transportation, inability to obtain necessary labor, materials or manufacturing facilities from usual sources or failure of suppliers to meet their contractual obligations or due to any cause beyond its reasonable control.  If any such event occurs, Seller may extend delivery date by a period of time necessary to overcome the effect of such delay, allocate available product or cancel any purchase order.

We reserve the right to cancel an order for any item at any time before delivery.

All sales are final.

Information provided by you will be used for your purchase of our products, billing purposes and to keep records of transactions.  We may send you information of our products or services which we believe may be of interest to you, unless we receive an email from you and let us know that you do not want such information to be so used.
